
What is an ARU?
An Additional Residential Unit (or ARU) is a small, self-contained residential unit located on the same property as a main home. ARUs can be attached to the primary house, such as a basement or garage conversion, or built as a separate structure in the backyard. They have their own entrance, kitchen, bathroom, and living space, making them fully independent living quarters. Often called "granny" suites, in-law suites, or backyard/laneway houses, ARUs provide flexible housing options for extended family, renters, or homeowners looking to create extra income. They are one of the solutions for affordable housing and urban density challenges.
On March 14, 2024, the Municipality of North Grenville received funding from the federal government – the Canadian Housing and Mortgage Corporation (CMHC) – to build more accessible and affordable housing for current and future residents. The Additional Residential Unit (ARU) Initiative is one of the seven initiatives being undertaken by the municipality to build more homes faster.
The ARU Initiative offers a one-time federal grant of $10,000 (plus applicable building permit fees) and three shovel-ready ARU architectural designs to help reduce some of the financial and design barriers to this kind of development on existing residential properties. The provided architectural designs are detached units that come in three different layouts: a one-bedroom, a two-bedroom, and a barrier-free one-bedroom.
Am I Eligible?
You must own a property in North Grenville
Your property must be zoned appropriately (residential)
Your property must be able to support an additional unit
You must have the funds to start construction immediately
You must demonstrate alignment with the Best Efforts Clause for Housing Affordability

Location: North Grenville Public Library, 1 Water Street, Kemptville from 5:00 - 7:00 p.m.
The format is - a presentation, a Q&A session, then consultations with the Planning and Building officials, as needed (and as time allows). Come out and find out if an ARU is right for you!
Application Process
Intake #1: February 17 - March 17, 2025 - now closed
Intake #2: June 9, 2025
Applications will be accepted for two weeks at a time, approximately once every three months, for three years. This will continue until all the funds are used up. A total of $300,000 is available for this program, with $100,000 allocated each year for three years. There are TWO applications - Grant Application form and Architectural Plans Usage Application Form. You may apply for one or both. Applications will be available during intake periods.
The maximum grant amount is $10,000 plus applicable building permit fees. The grant does not have to be repaid to the municipality. For a full overview of the program, please review the ARU Guidebook.
Usage Restrictions: Funds must be used solely for the construction of an additional residential unit. No upgrades or renovations are permitted. No grants are provided retroactively. The Municipality reserve the right to ensure that usage restrictions are upheld, and grants can be called back to the Municipality if funds are used in contravention of the grant agreement.
